7/31 Mos of Inventory by Location - Homes

On July 31st we measured the months of single family home inventory across a number of South Central Wisconsin MLS locations. This is a useful measure because buyers tend to have more leverage (and sellers less) where the months of inventory are very high. The results below are summarized for Madison West, Madison East, Dane County community, and surrounding county MLS locations.  Feel free to contact us if you would like an inventory assessment of your neighborhood or subdivision. We'll be happy to help. Note: MLS locations that had less than 8 single family home transactions over the previous 12 months were excluded from the results. Months of Inventory - Madison West Six west side locations had less than 6 months of inventory, with 1 location (Shorewood) having 19.6 months.   For a map of the Madison MLS locations, click here. Months of Inventory - Madison East Four locations had less than 6 months of inventory. Maple Bluff (E02) had more than 18 months. For a map of the Madison MLS locations, click here. Months of Inventory - Area Communities The Monona, Sun Prairie and Madison East/West locations had less than 8 months of inventory. Nine locations had 10 or more months of inventory. Months of Inventory - Surrounding Counties Dane County had 8.5 months of inventory. All other counties had more than 10 months of inventory. For an area county map, click here.
