July data shows how the market has changed

Our preliminary report on the Dane County real estate market for the month of July is provided below. Our full July report will be published in early September. You'll find our full menu of reports updated through the month of June here.

July sales decreased significantly for both homes and condos, as the market adjusted to life without the tax credit. Median prices were higher. This does not mean real estate values rose in July. As we show below, the higher median prices were caused by disproportionately large decreases in sales at the lower end of the market.

Contrary to what the median price statistics suggest, prices are under pressure due to fewer sales across the spectrum, and buyers are getting deals that weren't possible back when the tax credit was in play.


Dane County Prices - Homes and Condos Combined

The July median price of $220,000 increased by 5.8% from the median price of $208,000 in July of 2009. The year-to-date median home and condo price of $202,000 was down 1.4% from last year's price of $204,900.


Dane County Sales Volume - Homes and Condos Combined

A total of 371 home and condo listings sold in July - a decrease of 51% from the 764 listings sold a year ago. The 3,397 homes and condos sold year-to-date represented a 6% increase from last year's total of 3,195.   

Sales were lower across the price spectrum, but disproportionately so for properties under $250,000. Home and condo sales at price points below $250,000 were down 59% from last year. Sales were lower by 39% for prices $250,000 and higher.


Dane County Prices - Homes Only

The median Dane County home price of $236,500 increased by 7.5% from the July 2009 median price of $219,900. The year-to-date median price of $219,900 increased by .9% from last year's price of $217,900.


Dane County Sales Volume - Homes Only

A total of 288 single family home listings sold in July - down 52% from the 603 listings sold in July of 2009. Year-to-date, 2,589 homes were sold through July, up 4% from last year's total of 2,499.

Home sales at price points below $250,000 were down 62% from last year. Sales were lower by 38% for prices $250,000 and higher.


Dane County Prices - Condos Only

The median Dane County condo price of $167,000 increased by 3.7% from the July 2009 price of $161,000. The year-to-date median price of $148,750 was down 3.8% from last year's price of $154,700.


Dane County Sales Volume - Condos Only

A total of 83 Dane County condo listings sold in July - a decrease of 48% from the 161 listings sold a year ago. Year-to-date, 808 condo listings sold through July, up 16% from last year's total of 696.

Condo sales at price points below $175,000 were down 59% from last year. Sales were lower by 34% for prices $175,000 and higher.
